Not included: screen enclosure, pool heater on packages 01, 02 and 03, gas line, electrical service upgrades required if the panel does not have enough space, retaining walls, fencing, landscaping, irrigation relocation, and HOA or architectural review fees. Starting prices assume standard site conditions with equipment access. Rock, muck, high water table, or limited access are quoted separately after the site visit, and quoted before you sign, not after.

Renovation Work

An older pool does not have to be replaced to feel new.

A good share of our work is on pools somebody else built. Florida is hard on plaster, tile and equipment, and a pool from the nineties can come back looking better than the day it was finished for a fraction of what a new build costs. We quote renovations the same way we quote new pools, with a fixed written scope before anything starts.

Our Heritage

Four generations of building, and the same standard on every job.

Heritage Pools and Pavers is the pool division of Esposito Construction Group, LLC. The family behind it has worked in the building trades for four generations, and that is not a line we use for decoration. It is why the standards on a Heritage jobsite are the ones we grew up with.

Our crews and trade partners have built together for years, and the people who price your pool are the same people who run it. Nobody hands you off to a coordinator you have never met. You get one scope, one contract, and a team that answers the phone from the first walkthrough to the last day of cleanup.

How It Works

Five steps. No surprises in the middle.

Pool construction has a reputation for going quiet after the deposit. Here is exactly what happens, in order, so you always know what comes next.

Step 01

Consultation

We walk your yard, check setbacks, easements, and equipment access, and talk through what you actually want to use the pool for. Together we arrive at a budget that fits what you need and what you are comfortable spending.

Step 02

Design & Proposal

You get a 3D design of the pool in your yard and a written proposal with a fixed scope and a fixed price. Every allowance is spelled out, and any change to that scope is written up as a signed change order, so you know the cost before it is spent.

Step 03

Permitting

We handle engineering, the permit application, and your county or city review. If your HOA needs an architectural submittal, we prepare that package free of charge. Any fee charged by the HOA itself is billed back at cost as a reimbursable.

Step 04

Construction

Layout, excavation, steel, plumbing, gunite, tile and coping, deck, equipment set, electrical, interior finish, and fill. You get a schedule up front and notifications as milestones are met.

Step 05

Final Walk-Through and Start Up

We start the system, balance the water, and walk you through running it. Final payment comes after the walk-through, not before. Warranty documents are handed over in writing, with digital copies provided.

The things worth knowing before you sign anything.

Financing, what a warranty actually covers, and the questions we get asked most often.

Most pools in Florida are paid for with a home improvement loan, a home equity line of credit, or a pool specific lender. If you do not already have financing in place, we work with a trade partner who can help. A package priced at $69,000 becomes a monthly number once it is financed, and for a lot of families that is the number that actually decides the project.

We are not a lender and we do not take a cut of your financing. What we can do is give you a written fixed price quickly, which is the document a lender will ask for. If you have a preferred lender you have already prequalified with, we are more than happy to work with them. If you do not, visit our financing page, where you can apply directly through our site with one of our financing partners.

Before you compare quotes from three builders, make sure you are comparing the same things.

  • Is the deck included, and how many square feet of it
  • What interior finish is quoted, and by which manufacturer
  • Is a heater included, or is it an add on
  • Is the electrical hookup to the equipment pad in the price
  • Who pulls the permit, and are the permit fees included
  • What happens to the price if the crew hits rock, muck, or a high water table
  • Is the screen enclosure included, and who coordinates it
  • What the payment schedule looks like, and what is due before work starts

Ask every builder those eight questions in writing. The answers usually explain a price gap far better than the marketing does.

The details of your warranty are included in your contract and visible for you to review prior to signing. All of the major portions of the warranty, such as the structural shell, the interior finish and the installed equipment, are each covered under their own terms, and equipment carries the manufacturer's warranty in your name rather than ours.

How long does a pool take? Permitting varies a great deal by municipality, and construction depends on weather and inspections. We give you a schedule at contract and call you when a phase changes.

Can I change something in a package? Yes. The packages exist so most people do not have to, but changes are priced in writing as a change order and signed by the client before any work is executed.

Do you build screen enclosures? Not in the package price. We coordinate with enclosure contractors and can quote it separately.

What areas do you cover? The Tampa Bay area and Central Florida. If you are on the edge of that, call and ask.

Do you do the pavers too? Yes. The paver deck is included in the package price rather than quoted separately by someone else, which is a large part of why the pricing holds. We also do paver driveways and walkways as standalone work.
